Before having concrete repairs carried out, you want certainty regarding the cause, extent, and correct approach. Sanacon independently investigates your structure—using laboratory analysis and calculation models—and provides substantiated repair advice. No sales pitch from a contractor who also performs the repairs themselves, but an objective technical assessment.

We do not carry out concrete repairs. This is a deliberate choice: as an engineering firm, we have no interest in a larger repair volume, only in a correct diagnosis and advice that stands up to scrutiny.

Why an independent analysis?

Diagnosis and execution do not belong to the same party.

Most concrete repair companies combine inspection and execution in a single quotation. This is not inherently problematic, but it does create a structural conflict of interest: the more extensive the damage assessed, the larger the contract that same party secures.

Sanacon deliberately splits this process. We establish the diagnosis and formulate the repair advice — you then have the execution carried out by a contractor of your choice, based on specifications that we can help draft. For owners, property managers, government bodies, and insurers, this means:

  • A diagnosis without a financial incentive to exaggerate or downplay damage.
  • A repair specification that you can present to multiple contractors for price comparison.
  • If desired, quality control during execution, separate from the contractor themselves.

How we determine the cause and extent of concrete decay

“Concrete decay” is a collective term for the corrosion of reinforcement in concrete, caused by two possible mechanisms: carbonation (CO₂ neutralizing the protective alkalinity of the concrete) and chloride penetration (salts from seawater or road salt locally breaking through the passive protective layer). Both require a different diagnosis and different repair advice.

Our analysis combines:

  • Core drilling and material analysis — laboratory tests determine the effective strength, composition, and degree of degradation of the concrete.
  • Carbonation measurement — using a phenolphthalein indicator, we measure exactly how deep the carbonation front is relative to the reinforcement.
  • Chloride profiling — laboratory analysis of drilling dust at various depths maps the chloride concentration at the reinforcement.
  • Half-cell potential measurement — electrochemical measurements locate active corrosion zones, even where cracks are not yet visible.
  • Lifespan modeling — as with our remaining lifespan calculations, we calculate how the degradation will develop further, and which zones face additional risk in the long term.

This study shows not only what is visibly affected today, but also which seemingly intact zones are at risk within a few years — crucial information to avoid over- or undertreatment.

The repair advice: your report and repair specifications

What you receive from us

Based on the diagnosis, we provide substantiated repair advice tailored to the cause, extent, and function of your structure:

  • Damage report — overview of the identified damage, with photos, measurements, and laboratory results, by zone of the structure.
  • Cause analysis — clear attribution to carbonation, chloride intrusion, or a combination, with substantiation.
  • Repair advice per zone — which method is appropriate: local concrete repair, concrete injection, or — in the case of large-scale or hard-to-reach chloride damage — cathodic protection .
  • Specifications and tender documents — if desired, we will draw up specifications that you can present to multiple contractors, with clear execution criteria.
  • Quality monitoring (optional) — control during execution, independent of the executing contractor.

For more complex or large-scale cases, we combine this advice with technical expertise or, in cases of damage with a legal or insurance component, with forensic engineering .
